Can the letting agent put my rent up by sending an email?Beta*
Rent and rent increases
Private renting in England since the Renters' Rights Act 2025, unless the question says otherwise. General information, not legal advice.
No. An email or a letter saying "your rent is going up" is not enough. The increase has to be made on Form 4A, with at least two months' notice, no more than once a year. The only alternative is for you to agree to the new rent in writing. Be careful: paying the higher amount without objecting can be treated as agreeing to it. If you haven't had a valid Form 4A, reply in writing saying you don't agree and will keep paying the current rent.
