Does my landlord have to fix a broken washing machine, fridge or oven?Beta*

Repairs, damp and mould
Private renting in England since the Renters' Rights Act 2025, unless the question says otherwise. General information, not legal advice.

If the landlord supplied the appliance as part of the tenancy, they are normally responsible for repairing or replacing it when it breaks through normal use or old age. That applies to appliances in your own flat and to shared ones in a shared house. Check your agreement, but a clause that leaves you with a broken appliance the landlord supplied may not be fair. Separately, the law always makes the landlord responsible for heating, hot water, sinks, baths, toilets and the structure of the building. You only pay if you, or someone you let in, broke it through misuse. Report it in writing and keep a note of extra costs, such as laundrette bills.
