What is Awaab's Law and does it apply to my home?Beta*

Council and housing association tenants
Private renting in England since the Renters' Rights Act 2025, unless the question says otherwise. General information, not legal advice.

Awaab's Law sets legal deadlines for social landlords (councils and housing associations) in England to deal with dangerous hazards. Since 27 October 2025 they must deal with emergency hazards within 24 hours. For significant damp and mould they must investigate within 10 working days, send you a written summary of what they found, and start work within set timescales. It is being extended to more types of hazard in stages. It does not yet cover private renters: the law allows it to be extended to private renting, but no start date had been set as of October 2026. Report any hazard in writing and keep a copy, because the deadlines run from when the landlord is told.
