Are rental bidding wars banned? The agent keeps hinting I should offer more.Beta*
Finding a home and applying
Private renting in England since the Renters' Rights Act 2025, unless the question says otherwise. General information, not legal advice.
Yes. Since 1 May 2026 a landlord or agent in England must state the rent in the advert, and must not ask for, encourage or accept offers above it. Hinting that "other people are offering more" is exactly what the ban is aimed at. You don't have to offer above the advertised rent, and the landlord can't take a higher offer from someone else. Save the advert and any messages, and report the agent to your council (which enforces the rule) and to the agent's redress scheme.
