How do I challenge a rent increase at tribunal, and is it worth it?Beta*

Rent and rent increases
Private renting in England since the Renters' Rights Act 2025, unless the question says otherwise. General information, not legal advice.

Apply to the First-tier Tribunal (Property Chamber) before the date on your Form 4A when the new rent starts. There is no fee to apply. The tribunal works out the open market rent for your home as it is now. It ignores improvements you made yourself, and it takes account of disrepair the landlord has failed to fix. It's worth applying if similar homes nearby are advertised for less than the new figure. Save adverts for comparable homes as evidence. Under the new rules the tribunal can lower the increase or confirm it, but it can't raise it above what the landlord asked for. Keep paying your current rent while you wait.
