Can a landlord rent out a home with an F or G energy rating?Beta*
Finding a home and applying
Private renting in England since the Renters' Rights Act 2025, unless the question says otherwise. General information, not legal advice.
Not usually. In England and Wales a private landlord can't let a home with an Energy Performance Certificate rating below E, unless they have registered a valid exemption on the government's PRS Exemptions Register. You can look up any home's certificate for free on GOV.UK before you rent. If the rating is F or G and there is no exemption, report it to the council's trading standards or private housing team. A poorly insulated home costs more to heat and is more likely to suffer from damp.
