The flat looked nothing like the photos in the advert. What can I do?Beta*

Finding a home and applying
Private renting in England since the Renters' Rights Act 2025, unless the question says otherwise. General information, not legal advice.

Letting agents and landlords must not mislead you about a property, and that includes photos that hide damage, make rooms look bigger than they are, or show a different home. If you have not signed or paid yet, you can simply walk away. If you paid a holding deposit and pulled out because the advert was misleading, ask for it back in writing and say why. If you have already moved in, keep a copy of the advert and its photos, take your own dated photos of the real condition, and complain to the agent in writing. If that does not resolve it, complain to the agent's redress scheme or report the advert to your council's trading standards team. Where a misleading advert led you into a tenancy you would not otherwise have taken, consumer law can sometimes give you the right to end the contract or get money back, so get free advice before you act.
