Does furniture in a furnished let have to meet fire safety rules?Beta*

Repairs, damp and mould
Private renting in England since the Renters' Rights Act 2025, unless the question says otherwise. General information, not legal advice.

Yes. Upholstered furniture a landlord supplies in a rented home, such as sofas, armchairs, mattresses, headboards and cushions, must meet the fire safety rules for furniture. Most items show this with a permanent label. Furniture made before 1950 is exempt. If items look old, damaged or have no label, ask the landlord in writing to confirm they meet the rules or to replace them. You can report concerns to your council's trading standards team.
