What safety certificates should my landlord give me before I move in?Beta*

Repairs, damp and mould
Private renting in England since the Renters' Rights Act 2025, unless the question says otherwise. General information, not legal advice.

In England, before you move in, the landlord must give you a copy of the current gas safety record (if there is any gas in the home) and a copy of the latest electrical safety report (EICR). Both can be given electronically. The gas check must be repeated every year and the electrics every five years, and you should get a copy of each new report. Smoke alarms must be on every floor, and carbon monoxide alarms fitted in rooms with a fixed fuel-burning appliance (apart from gas cookers). You should also get the Energy Performance Certificate. If you haven't had these, ask in writing. Missing gas or electrical checks can be reported to the council.
