How do I check how many people are allowed to live in my shared house?Beta*

Students
Private renting in England since the Renters' Rights Act 2025, unless the question says otherwise. General information, not legal advice.

If the house has an HMO licence, the licence sets the maximum number of people and households, and often the room sizes and the number of kitchens and bathrooms needed. You can ask the council for a copy, or look it up on its public register. For a licensed HMO, a bedroom for one adult must be at least 6.51 square metres, and one for two adults at least 10.22 square metres. The manager's name, address and phone number must be displayed somewhere in the house where everyone can see it. If there are more people living there than the licence allows, or rooms are too small, report it to the council's private housing team.
