Notices, leaving and eviction
Private renting in England since the Renters' Rights Act 2025, unless the question says otherwise. General information, not legal advice.

In England, since 1 May 2026, tenancies roll on with no fixed end date, and you can leave by giving two months' written notice, ending in line with your rent period. Your landlord can agree to a shorter period in writing. Fixed terms that would once have locked you in for a year now no longer apply to private assured tenancies. On a joint tenancy, a notice from any one tenant ends the tenancy for everyone, so talk to your housemates first.
