My landlord has died and nobody has contacted me. Do I still have to pay rent?Beta*

Rent and rent increases
Private renting in England since the Renters' Rights Act 2025, unless the question says otherwise. General information, not legal advice.

Yes. The tenancy carries on and the rent is now owed to the landlord's estate. If you stop paying, the executors can claim the arrears later, and it could put your home at risk. If you don't know who to pay, set the rent aside each month in a separate account, so you can show it was never spent. Write to the letting agent if there is one. You can also look up who owns the property on the Land Registry (a small fee), or search the probate records once probate has been granted. Repairs are still the estate's responsibility, and the council can act if they are not done.
