Can my landlord come into my home without asking?Beta*

Your landlord, access and privacy
Private renting in England since the Renters' Rights Act 2025, unless the question says otherwise. General information, not legal advice.

No. You have the right to live in your home undisturbed ("quiet enjoyment"). A landlord or agent must normally give at least 24 hours' notice and visit at a reasonable time, even when the tenancy agreement allows inspections or repairs. They can only come in without warning in a genuine emergency, such as a fire, flood or gas leak. Letting themselves in when they like, or handing keys to tradespeople or other people without asking you, can amount to harassment, which is a criminal offence. Put your objection in writing. If it keeps happening, contact the council's tenancy relations officer.
