My agreement says it's a "licence", not a tenancy. Does that mean I have fewer rights?Beta*

Your landlord, access and privacy
Private renting in England since the Renters' Rights Act 2025, unless the question says otherwise. General information, not legal advice.

Not necessarily. What matters is how you actually live there, not what the paperwork is called. If you have your own home or room that you can lock, the landlord doesn't live with you, and you pay rent, you are very likely a tenant with full protection, whatever the agreement says. Genuine licences are mainly lodgers living with their landlord, some hostels, and some university halls. Calling a tenancy a licence to avoid eviction law doesn't work. If you are told to leave on short notice because you "only have a licence", get advice first.
