The rent, council tax band or bills in the advert were wrong. What can I do?Beta*

Finding a home and applying
Private renting in England since the Renters' Rights Act 2025, unless the question says otherwise. General information, not legal advice.

Letting agents must not mislead you about a property, including the rent, what the rent includes, the council tax band, or the size or features of the home. That is covered by consumer protection law and by the agents' own redress schemes. You can check the real council tax band for free on GOV.UK. Since 1 May 2026, the advertised rent is also the most a landlord can accept. Save a copy of the advert, then complain to the agent. If that doesn't resolve it, complain to its redress scheme or your council's trading standards team.
