Private renting in England since the Renters' Rights Act 2025, unless the question says otherwise. General information, not legal advice.

Most of it comes down to move-in day. Check the inventory line by line and write down everything it misses. Take dated photos and video of every room, including inside cupboards, the oven, windows, mattresses and carpets. Send it all to the landlord or agent by email within a few days, so there is a dated record that they received it. Report any repairs in writing during the tenancy. When you leave, clean properly, take the same photos again and return all the keys. A deposit dispute is decided on written evidence, and evidence gathered at the start is what usually wins it.
