Rent and rent increases
Private renting in England since the Renters' Rights Act 2025, unless the question says otherwise. General information, not legal advice.
In England, since 1 May 2026, your landlord can only raise the rent once a year. They must use the official form (Form 4A, the section 13 notice) and give you at least two months' notice. Any rent review clause in your agreement can no longer be used to put the rent up another way. The new rent must not be more than the open market rent. If you think it is, you can challenge it at the First-tier Tribunal, but you must apply before the date the increase starts. The tribunal can't set the rent higher than the landlord proposed.
