If I buy white goods or improve my rented home, can the tribunal lower my rent?Beta*
Notices, leaving and eviction
Private renting in England since the Renters' Rights Act 2025, unless the question says otherwise. General information, not legal advice.
When the tribunal sets an open market rent, it values the home as the landlord provided it. Improvements you paid for yourself, such as your own washing machine, fridge or flooring, are left out, so you aren't charged rent on your own money. When you leave, items you bought are yours to take, unless you agreed in writing to leave them. Keep the receipts.
