I want to leave a joint tenancy and we've found someone to replace me. Does the landlord have to agree?Beta*

Housemates, guests and pets
Private renting in England since the Renters' Rights Act 2025, unless the question says otherwise. General information, not legal advice.

The landlord has to agree to any change of tenant. They can't be forced to accept someone, but they shouldn't refuse a suitable replacement for no reason. A change you asked for can cost at most £50, or the landlord's reasonable costs if they can show those are higher. Make sure the change is done properly in writing, with a new agreement or a signed deed that releases you. Otherwise you may still be liable for rent and damage. Don't give notice on your own: on a joint tenancy, one tenant's notice ends the tenancy for everyone.
