I was given a section 21 notice. Is it still valid?Beta*

Notices, leaving and eviction
Private renting in England since the Renters' Rights Act 2025, unless the question says otherwise. General information, not legal advice.

Almost certainly not. Section 21 "no-fault" notices were abolished in England on 1 May 2026. A section 21 served before that date could only be used if the landlord started court proceedings by 31 July 2026, or within six months of serving it if that was sooner, and that window has now closed. If you are only now being told to leave under an old section 21, it can no longer be used to evict you. A landlord now needs a legal reason on a section 8 notice, and still needs a court order.
