Is it worth complaining to the Housing Ombudsman about repairs or damp and mould?Beta*
Council and housing association tenants
Private renting in England since the Renters' Rights Act 2025, unless the question says otherwise. General information, not legal advice.
Often, yes. In its 2025-26 review, the Housing Ombudsman found that repairs made up 80% of the cases it looked at. Damp, condensation and mould made up about a third of repairs complaints, and it upheld more than three quarters of those. Leaks were upheld at a similar rate. Average compensation in upheld cases was £703, and landlords complied with 99% of orders on time. Keep photos, dates and copies of every report you made, because evidence of the landlord being told and not acting is what wins these complaints.
