Can I leave my student house early now that fixed-term tenancies have been abolished?Beta*

Private renting in England since the Renters' Rights Act 2025, unless the question says otherwise. General information, not legal advice.

If you rent a room or house from a private landlord in England on an assured tenancy, the new rules apply to you too. You can give two months' notice to leave. On a joint tenancy, though, your notice ends the tenancy for all your housemates, so it needs to be agreed between you. Purpose-built student blocks that follow a government-approved code, and most university halls, are excluded. Their contracts usually still run for the full year, though many let you leave if you find a replacement. Landlords of student houses have a new ground to get the property back for the next academic year, with four months' notice.
