Private renting in England since the Renters' Rights Act 2025, unless the question says otherwise. General information, not legal advice.
Not if they are unfair. Terms in a tenancy agreement must be fair and clearly worded under the Consumer Rights Act 2015, and unfair terms are not binding on you. Examples that may well be unfair include compulsory social events, unpaid work for the landlord, penalties for leaving an honest online review, blanket fines, and charges the Tenant Fees Act bans. Reasonable rules about noise, smoking or keeping the place clean are normally fine. If you are unsure about a clause, Citizens Advice or your council's trading standards team can tell you whether it's likely to stand.
