Repairs, damp and mould
Private renting in England since the Renters' Rights Act 2025, unless the question says otherwise. General information, not legal advice.

First, tell the landlord in writing what is wrong and that you consider the home unfit to live in. If there is an immediate danger, such as a gas leak, no heating in freezing weather, or water coming through the ceiling, ring the council's environmental health team the same day. Many councils have an out-of-hours number. The council can serve notices forcing repairs, and in serious cases ban the use of the property. If you have to leave, ask the council's housing team for help, because you may count as homeless while the home is unsafe. You can also claim compensation and repair orders through the courts under the Homes (Fitness for Human Habitation) Act 2018. Keep paying rent unless you get advice first.
